Just letting you folks know

I finished my courses and just got my license to trade in real estate  earlier today

Still have to go through the calgary real estate board orientation next week.

If any of you guys have any questions about real estate, I can now legally, professionally assist  :D

Im pretty excited

went through 3 months of condensed courses,.. my head hurts

But we were trained in residential, commercial and rural, not just the run of the mill plain'ol residential

How can I find foreclosures before the bank forecloses ?

I need contacts of these poor folks who's about to become homeless

that is beyond my rookie scope,.. you would need a serious "in" with all the major lenders

Congrats! What brokerage are you going with?

How was the new course? I took the old one last spring before they changed it over. It was unclear at times because with all the recent changes the instructors couldn't even confirm answers to some questions.

I'm with maxwell city central

The course was pretty tough and long.

They still need to change things to be more inline with the exams

Alot of the info is pretty valuable.

What is the percentage of commission that the seller has to give when selling a house.

Every brokerage is different and is negotiable

My brokerage charges 7% on the first 100k and 3% on the rest.

keep in mind,.. that is split between 2 realtors,.. the buyer and seller realtors and the brokerage takes a small percentange from me + conveyancing and desk fees.

we also buy and sell properties and mortgages.
I aslo look for private money and will pay up to a 12% yield
mostly for short term financing.
