THE HOUSE
This is a really nice 3-bedroom main level with an awesome heated garage, located in the community of Dover. The three bedroom main level is nicely finished, well maintained and presents very nicely. It features a gorgeous real-brick fireplace and huge picture windows in the living room which provide some real “wow factor”.  There is a private laundry featuring newer H.E. machines as well as a brand-new dishwasher. All electrical outlets throughout the home have been replaced, the attic is well insulated and the home and property is generally very well maintained and very presentable. The paint is new in some of the house and in great condition in the rest.  There is also a nice ensuite bathroom off of the master bedroom, and well behaved pets will be considered.

THE GARAGE
The garage is a mechanic’s dream. It is a large, heated two car garage with an addition that provides a ton of extra space over most regular garages. There is a ducted gas furnace which provides powerful heat throughout the entire garage including a duct to blow warm air out near the floor, under the cars, where it is typically very cold, not in this garage! The garage is very well lit and has lots of power outlets, 60 amp service and a 240 volt outlet for a welder. The addition provides nearly 200 square feet of additional space over a standard garage and is fully heated and insulated and also features a 16 foot long extremely sturdy workbench, shelving, and a dedicated 20-amp outlet for an air compressor. The garage has a power opener with two remotes and an insulated door. Included with the garage is a private parking area which can hold up to four vehicles. The alley backs onto green space which allows for parking on the opposite side of the alleyway as well, so there is tons of parking available. Many of the neighbours are vehicle enthusiasts and hobbyists, so this is an area where working on vehicles, having parts cars, etc. should not raise any eyebrows or generate any issues. The previous tenant did some mechanical work out of the garage with no issues from neighbours, bylaw etc.

THE YARD
The home features a really nice fully fenced back yard with a large concrete patio. All of the home’s sidewalks are newer concrete in great condition. The site is well maintained and shows nicely. Tenants have their own private entrances.

THE AREA
The home is located in the west part of Dover. It is near buses, schools (both elementary and H.S.) and is just a few minutes from Deerfoot. Dover is a fairly central area, minutes from downtown and convenient to almost everything. There are churches, dog parks, natural areas, a beach volley ball park, sports fields, and tons of other great amenities with walking distance.
