Carma has plans to build a condo project just south of Sobie’s in McKenzie.  Now the issue is that the land has been zoned for a maximum four story building, Carma wants to re-zone the land for a 17 story building.  There is a meeting regarding this tonight at 7:00pm at the McKenzie Town Church. (White church on the traffic circle)  If you don’t want added traffic and  lower property value please come to this meeting.

i went to the meeting, i live in copperfield.......ohhh boy... people are fumed..... so much for small town feeling if this goes thru :x

the area just south of the skating rink across from the mosaics in mac. towne could hold up to 1100 units( condos ) on the 7 acres proposed if the change, rm-7, goes thru.... an increase by 500 units under the current zoning, rm-5.   nothing like possibly having towers 17 stories high in our nice small town settings

This city needs more apartments. At some point the sprawl needs to slow down.

urban sprawl is a big issue in this city. we simply can't keep expanding and expanding. This city needs to build up, not out.

Sure it's easy for me to say because I don't live there... but seriously... an apartment building has got a community ready for a lynching?

It's kinda like the weasel head highway in oakridge... the community is furious about the idea... but they are also furious with traffic of 14th street S. Just doesn't make sense.

the problem with going up 17 stories over 4 stories is the shadow that it casts.... for me i will probably lose the evening sun that i get in the backyard during the summer   that is among other things :?

Catch 22 here;  I live in Braeside and if they extend Southland to join the future ring road there will be alot more traffic near my home (damn it, not in my backyard!), but I will appreciate being able to get to Sarcee Tr. quicker than bogging down on 14 St.  Heading West is the playground.  I think they should only connect 90th Ave. to the ring road and leave Southland Dr. as is  :D   Is my Alderman reading this?  I agree, this urban sprawl is not the direction Calgary should go.  We are following the American model of urban sprawl and look at the problems they have.

Let's talk gobal warming and urban sprawl, the sprawl only encourages more vehicle use which further warms the planet.  Can we do anything to slow, stop global warming, or is it too late now?  Even if we cut emissions now, the trend will be continued warming for some time.  Can we ignore the warming trend, can we not ignore it for the sake of our kids and future generations?  Can we afford the cost of cutting emissions which could be substantial.

We as off-roaders are not helping;  we often are alone in our Jeeps when wheelin' and our rigs are gas guzzlers.  I'm as guilty as the next wheeler' and I do enjoy off-roading/driving the Heep

More stirring of the pot and devil's advocacy from the near stock advocate.  Lets hear your opinions

Property values are out of control here, affordable housing is needed, MacKenzie seems like a weird place to build a complex like this though, wouldn't it make more sense to build apartment buildings like this near the mass transit routes, downtown, along the LRT tracks etc.

I don't have a problem with urban sprawl,I like Calgary's open layout with green spaces all over the place weather it be a park or a golf course. Builders build what people want and in Calgary the vast majority want to live in single occupancy homes not in apartment buildings.

Global warming. I think the jury is still out on that one,30 years ago everyone was panicing about global cooling.
But less pollution has got to be a good thing, no matter the reasoning behind it.

This the real solution to the major source odf pollutution on ths planet.

Tom, no worries, your kids will be long dead and gone before Global warming gets them. Nuclear wars will make sure of that!
North Korea
Iran
Syria
The list will get bigger in time. Nuclear weapons will be seen(or hidden) in many countries in the next 50 years. The USA will not be able to do anything to stop it.

Bingo! you got it Tom.
Iran will probably have nukes operational before the end of 2007,The first thing they will do is start tossing nukes at Isreal. Therefore in the next few months Israel has no choice but to make a pre-emptive strike against Iran. The Israeli's have the 4th strongest military on the planet, and are friendly with the US, who will drop in some peacekeepers to help them out and all hell is going to bust out in the middle east.

So I am going to drive my gas guzzling TJ as much as I can, because pretty soon I won't be able to afford gas.

unfortunately 52 st in Mackenzine towne is actually a lrt right of way that isn't really scheduled to be completed for another 20years ( that out of an aldermans mouth ).... so they build these proposed 1120 units if the land use change goes through, in the next 5 years... tell me how a possible 4000+ people are going to get in and out of the area ....hmmmm..... that just seems to add to the congestion issue... people and auto wise.....

anyhow... that is just my two pennies.....
i personally don't want the rezoning to happen cause as TJ54 said.... "MacKenzie seems like a weird place to build a complex like this"

JPKIDD, they should actually meet half way in between the 4 storey and the 17 storey and make it into a half way house. After all they need a place to go too and I think Mackenzie would be a great place for them. Gets them away from the down town core..

Asia, pots been stirred and over cooked. Global warming is just that.....we're still actually coming out of the ice age so its not people contributing to global warming at all it's just a matter of continuing on with the cycle of the earth. Besides why save anything for our kids and thier kids, you really think they appreciate anything these days. Just have to look at todays society to answer that one for yourself.

Anyway time to get back to my gas powered computer.

i hate the sprawl here.   havent we learned anything from ....say LA and its sprawl.    how about the density of New York. they have 10 times the population as us,  but the same foot print.

i think of calgary as one big parking lot.    its really a small town if you have seen BIG cities around the world.  how ever if you are a proud Albertan,  this is the big time right here in this BIG city.

i think the problem here is developers and city planners,   just use some more farm land.  we have lots.....  with such little density.  it would be hard to have busses and trains to support the system.

hey what if they build the condo, and a few others and build a train station right away.   wouldnt that get rid of a lot of congestion.   well i doubt it,  lets spend another b i  l l i o n  dollars this year on roads.  wouldnt that be cool if they were all dirt trails.   wheel to work!

personally i cant wait to move out of this hic town parking lot.
enough rambling   ive gotta go catch a bus now !
